    ■ Job Description:
    (1) You will be involved in the land acquisition for logistics warehouse development projects in Malaysia.
    (2) In addition, you may be involved not only in land acquisition processes, but also in market research, project planning and business development. In such cases, you will work as a Project Manager, collaborating with other departments, including Finance Department and Project Management Department, under the direction of the c-suite.
    (3) Working closely with developers, contractors, governmental authorities and internal stakeholders, you will coordinate and drive the successful execution of logistics and industrial real estate projects from land acquisition through project completion.

    ■ Key Responsibilities:
    (1) Lead and[RM3.1] execute end-to-end land acquisition activities for logistics warehouse development projects, including market research, negotiations, due diligence, and contract-related matters
    (2) Conduct market research and analysis relating to the logistics and industrial real estate sectors in Malaysia, including demand forecasting, tenant research, and competitor analysis
    (3) Act as a Project Manager by coordinating warehouse planning and development-related activities with internal departments (including, but not limited to, the Finance Department, Project Management Department and Leasing Department), as well as consultants, architects, contractors, government authorities and other external stakeholders, to facilitate the successful execution of development projects.
    (4) Drive business development initiatives by identifying new business opportunities, supporting joint venture discussions in coordination with the Finance Department, and developing relationships with developers, landowners, brokers, local authorities and potential tenants.
    (5) Prepare project-related proposals, presentation materials, reports and other internal documentation
    (6) Perform other related duties as assigned by the Company from time to time.

资格

  • 任职资格

    【Must】
    - Having minimum 8 years of relevant experience in the real estate development and investment fields.
    - Proven track record of successfully identifying, negotiating, and closing land acquisition and joint venture transactions in Malaysia
    - Strong negotiation skills and the ability to review contracts in English
    - Practical experience in drafting, reviewing, and negotiating joint venture agreements, land sale and purchase agreements, lease agreements and other related agreements in English
    - Strong network with local developers, brokers, legal professionals, and governmental authorities
    - Strong financial and investment analysis skills, including investment return analysis, preparation of investment committee materials, and Excel-based financial modeling
    - Strong execution capability with ability to work independently while collaborating effectively with cross-functional teams
    - Ability to proactively identify opportunities, drive land acquisition projects forward through closing, and coordinate subsequent development activities with internal departments and external stakeholders
    - Ability to act as a Project Manager for development projects by coordinating cross-functional internal teams (including design, construction, finance, legal and leasing) and external stakeholders to facilitate the successful execution of projects from land acquisition through project completion[

    - Having experience in the real estate development and investment fields with a focus on logistics and industrial sector.
    - Knowledge of architecture, Malaysian land laws and development regulations
    - Strong relationships with, and proven ability to negotiate effectively with Malaysian governmental authorities (e.g., MIDA, local councils and land offices) to facilitate development approvals
    - Experience managing logistics or industrial development projects after land acquisition
    - Experience working with REITs or private equity funds
    - Previous experience with a major real estate developer
    - Experience in joint ventures with Japanese companies or prior business experience with Japanese corporations
