  【Job Summary】
  We are seeking a highly motivated, technically grounded, and results-driven Assistant Manager / Senior Sales Executive to join the regional operations of a premier Japanese manufacturer specializing in industrial cooling towers, evaporative heat transfer systems, and heavy-duty HVAC solutions. Operating out of our established regional branch and production facility in Prai, Penang, this pivotal role is designed for a dynamic technical sales professional or facility management specialist ready to take ownership of client management, field business development, and equipment lifecycle replacements across Penang, Kedah, Perlis, and the broader Northern Region of Malaysia.
  
  This position is a direct replacement for an esteemed team member who is retiring after years of dedicated service. As such, the incoming professional will inherit an active, high-value portfolio of established key accounts while simultaneously driving strategic expansion into new industrial and commercial projects. Unlike home-based or purely remote desk roles, this position demands a strong, hands-on physical presence in the field. You will report directly to the Country Sales Manager, working out of our Prai office and spending substantial time conducting face-to-face technical consultations, physical site inspections, and engineering discussions at customer sites, industrial manufacturing plants, commercial complexes, and healthcare facilities throughout Northern Malaysia.
  
  The primary domain of this role involves high-performance industrial cooling towers—critical mechanical infrastructure utilized extensively across semiconductor fabrication plants, electronics manufacturing hubs, chemical processing facilities, commercial high-rises, luxury hotels, hospitals, and hyper-scale data centers. Because industrial cooling equipment operates continuously under harsh thermal and environmental conditions, cooling towers follow a natural 10-year replacement and major retrofit cycle. Your day-to-day focus will center on identifying aging on-site cooling equipment, evaluating thermal degradation, conducting thorough physical operational audits, and formulating customized retrofitting, capacity expansion, or complete replacement proposals tailored to each client's operational demands.
  
  Because this role offers high visibility and direct accountability without a lengthy internal training runway, we are looking for candidates who bring solid field experience in industrial mechanical equipment, building facility management, MEP (Mechanical, Electrical, and Plumbing) contracting, or HVAC system engineering. You will serve as a trusted technical advisor to facility directors, plant engineers, maintenance managers, MEP consultants, and general contractors. Rather than conducting high-volume transactional sales, your success will rely on holding technical, peer-level engineering discussions, analyzing site-specific piping and thermal configurations, explaining energy-efficiency gains, and demonstrating ROI on long-term capital investments.

  【Responsibilities】
  ・Key Account Management & Regional Business Development
  - Maintain and cultivate long-term relationships with existing corporate accounts, factory facility managers, building maintenance executives, MEP contractors, and engineering consultants in Penang and the Northern Region.
  - Proactively identify new commercial and industrial project leads, prospective plant expansions, and equipment upgrade opportunities across target sectors including semiconductor manufacturing, chemical plants, commercial complexes, and data centers.
  - Oversee the complete end-to-end sales cycle—from initial technical consultation and on-site discovery to quotation submission, engineering presentation, price negotiation, and contract closure.
  
  ・On-Site Technical Evaluation & Lifecycle Replacement Proposals
  - Conduct physical on-site equipment inspections and technical audits of existing cooling towers, evaporative heat exchangers, and associated HVAC systems at client facilities.
  - Assess equipment wear, structural integrity, thermal efficiency, and maintenance records to identify candidates for scheduled replacement, retrofitting, or overhaul aligned with the 10-year product lifecycle.
  - Prepare comprehensive technical and commercial proposals detailing performance improvements, energy efficiency benefits, lifetime maintenance savings, and long-term operating cost reductions.
  
  ・Commercial & Engineering Coordination
  -Prepare precise commercial quotations, product selection documentation, project cost calculations, and formal tender submissions in close collaboration with internal engineering and estimation teams.
  -Coordinate with internal production, logistics, and technical support departments in Malaysia to ensure equipment specifications comply with site constraints, competitive lead times are maintained, and deliveries are executed seamlessly.
  -Maintain accurate sales pipelines, account records, visit logs, and forecasting reports within internal company reporting systems.
  
  ・Customer Support & Industry Networking
  -Deliver prompt, technical support for inbound customer inquiries, emergency replacement requests, and spare parts orders.
  -Represent the organization at regional engineering trade shows, industrial facility expos, and industry networking events to enhance brand presence and strengthen local industry relationships.
