  • Job Description

    1. The team leader reports to the Managing Director and manages all projects staff in the designated team.
    2. Collaborate with the top management to develop strategies for achieving the company’s vision.
    3. Lead all projects throughout the development cycle from initial feasibility study to end of development, including formation of JMB & MC.
    4. Explore overseas development opportunities and implement business strategies.
    5. Collaborate and liaise with stakeholders, authorities, client counterparts, consultants and department staff for successful implementation of projects undertaken and/or joint venture development or refurbishment for Malaysia and/or overseas project Development.
    6. Strategic planning, leading the projects operations, managing and coordinating their compliance with legal, financial, marketing and sales requirements.
    7. Lead overall designated project management, including managing project schedule, budget and quality of projects.
    8. Establish the team systems and SOP.
    9. Establish job functions for all staff in the team, manage their performance and provide appropriate training and development.
    10. Prepare development proposal comprising of development strategy, feasibility and programme.
    11. Liaison with the Contract Department to select and appoint consultants and contractors, monitor and ensure their performances and deliverables.
    12. Review designs and specifications at different development stages, i.e. concept design, schematic products, coordinate and resolve all technical matters with consultants and contractors.
    13. Liaison with the Contract Department to ensure project development work progress and billings met the approved financial budget concerning cash flow and costs.
    14. Enhance project value proposition.
    15. Liaise with all authorities and obtain relevant approvals.
    16. Resolve land matters.
    17. Plan and strategize the strata scheme.
    18. Assist and facilitate Sales & Marketing Department for launching preparation, including sales kits, conducting product briefings etc.
    19. Assist with APDL application and prepare the application for an extended SPA period.
    20. Review legal documentation e.g. SPA, DMC, agreement, ect.
    21. Planning and implementation of tendering and procurement strategies.
    22. Manage tender programme and ensure procurement of contractors, specialist services on time.
    23. Conduct value engineering on technical proposal/aspects to establish cost efficiency.
    24. Manage construction quality and progress.
    25. Plan and schedule CCC inspection and ensure authorities supporting letters are timely.
    26. Plan and coordinate with other department on the preparation for vacant possession.
    27. Appointment of services required during developers’ management period after vacant possession.
    28. Manage post-completion defects rectification and upgrading works.
    29. Resolve purchaser complaints.
    30. Ensure compliance with the Stata Management Act relating to building management during the developer’s management period, formation of JMB and MC, and collaborate and advise committee members.

Qualifications

  • Requirement

    - Diploma or Degree in any engineering field.
    - 10 years experience in project management or property developer to handle project from beginning until completion. Experience liaise with local authorities such as Selangor and KL.
